AMENITIES
RULES OF USE
Residents must ensure they read and understand all Rules of Use in relation to the amenities and are reminded that the amenities are for the enjoyment of all residents.
Respect other resident’s right to quiet enjoyment of their property and others using the amenities.
OPENING HOURS

Every Day - 8:00 AM to 8:00 PM
USE OF THE AMENITY

All users of the amenities room do so at their own risk.

The Amenities are intended for use by residents and/or guests only and only for the intended use of the space.

Appropriate clothing and footware must be worn at all times.
-
Turn off all the lights and air-conditioning when leaving.

All users must use earphones when listening to a personal audiodevice.
-
Doors to the sauna and steam room must not be left open after use. If you leave the door open resulting in the Fire Brigade attending, the call out will becharged to the lot responsible.

DO NOT tamper or interfere with any equipment. Equipment must not be moved under any circumstances.

Under no circumstances use the amenities for any trade or business where they receive financial restitution.
GUESTS

Guests are only permitted to use the amenities if accompanied by a resident while using the amenities.

A maximum of 2 guests may attend at any one time.

Residents accept full responsibility for guests, including children in their use of the amenities.

Residents must ensure their guests are fully aware of the rules of use.
CLEANING
-
All users must carry a towel and wipe down equipment after use.
-
All facilities must be left clean and in good order. Rubbish should be placed in bins provided.

Additional cleaning charges may apply should the resident fail to clean up adequately prior to leaving the area.
CONSUMPTION OF FOOD & ALCOHOLIC BEVERAGES

Alcohol and food are not allowed in the area.

Glass objects, drinking glasses and sharp objects are not permitted in the area.
ANTI-SOCIAL OR VIOLENT BEHAVIOUR

Offensive behavior or language will not be tolerated.

Any acts of anti-social or violent behavior will not be tolerated. In the event of this type of incident the individual will be removed from the common area and or in the case of a guest, removed from the building.

The Owners Corporation reserves the right to close the area should it be considered necessary to preserve the quiet enjoyment of other residents.
CHILDREN
-
Children under the age of 18 are only permitted to use the amenities whilst under direct Adult supervision (this includes personal trainers etc.).

No children under the age of 16 are allowed in the gymnasium, steam room or sauna.
-
Children must not interfere with other resident's enjoyment of the amenities.
SMOKING
-
Smoking or vaping is not permitted at any time throughout the common areas of the building.
DAMAGE
-
The resident is required to notify the Building Manager of any damage or faulty equipment.
PAYMENT OF DAMAGES

The Owners Corporation reserves the right to recover any costs incurred as result of misuse or breach of these Rules of Use.

The repairing contractor determines the cost of damages. These costs will be sought from the responsible party. The resident accepts full responsibility for their guests.
OCCUPATIONAL HEALTH & SAFETY
-
Individuals must adhere to all Occupational Health and Safety requirements including those relating to exposure to noise, manual handling and safe operation of equipment.

Individuals shall comply in every respect with regulations under the Health Act 1958 and the Building Code of Australia with regard to public buildings for the prevention of overcrowding and obstruction of doorways, passages, corridors or any other part of the building to ensure the safe exiting from the building in case of an emergency.

Power points are provided for use of equipment that conforms to Australian standards.
ACCESS

Any user in breach of these rules will be asked to vacate the amenities immediately and their access to the amenities may be suspended.

The Owners Corporation and Building Management reserve the right to close the amenities for an extended period of time due to maintenance and/or to ensure the health & safety of all users of the amenities.

The Owners Corporation reserves the right to deny and/or limit a user’s access at any time as allowed under the Owners Corporation Act.

The Owners Corporation reserves the right to close the amenities should it be considered necessary to preserve the quiet enjoyment of other residents.
